Tax Increment Financing (TIF)
Information

The City of Kearney and Kearney TIF Commission approved a funding agreement with Star Acquisitions, LLC (Tim Harris of Liberty) to provide TIF funding for The Shoppes at Kearney, a proposed retail development at the southeast corner of I 35 and 92 Highways. A copy of the TIF Plan and other archived documents can be found below.

Building H

Star Development plans to construct an 11,000 sf retail building located along Watson Drive, northwest of Price Chopper. A site plan was approved by the Planning & Zoning Commission on November 10, 2014, and approved by the Board of Aldermen on November 17, 2014. the developer anticipates completing construction in the summer of 2015. A copy of the site plan can be found below:

QuikTrip

QuikTrip proposes to construct a gas station/convenience store to be located along the south side of 92 Highway on Lot 5 of the Shoppes at Kearney. A site plan was approved by the Planning & Zoning Commission on October 14, 2013, and approved by the Board of Aldermen on October 21, 2013. QuikTrip anticipates completing construction in the summer of 2014. A copy of the site plan can be found below:

Star Development has submitted a site plan for the Shoppes at Kearney, Lot 1, which is the grocery store site. The site plan was reviewed by the Planning & Zoning Commission at their June 8, 2013, meeting and the Board of Aldermen reviewed the site plan at their August 5, 2013, meeting. A copy of the approved site plan and associated documents can be found below:

The preliminary plat and stormwater study were reviewed and approved by the Planning & Zoning Commission on Monday, October 22, 2013.

On August 20, 2012, the Board of Aldermen approved a TIF Redevelopment Agreement between the City and Star Acquisitions, LLC. A copy of the ordinance, redevelopment agreement, and summary prepared by the City's TIF counsel are provided below:

Star Acquisitions has submitted a preliminary development plan for the Shoppes at Kearney, which is scheduled for the October 8, 2012, Planning Commission meeting. A copy of the preliminary plan, updated traffic report, and stormwater drainage study are provided below:
